Top tips
Most lenders won’t let you redraw from a fixed home loan. The good news is, all Westpac fixed and variable home loans come with a redraw facility that lets you tap into your extra repayments (‘available’ funds) should you need them, anytime. Up to $100k will be available to redraw from your variable loan online or over the phone each day (unlimited in-branch). For fixed loans you can redraw up to your prepayment threshold during your fixed term. And there’s no minimum amount or redraw fee1.
Westpac App – select your home loan account, then select Transfer to move funds to a Westpac account, or select Pay to transfer to another bank account.

Happen to have up to $30k in extra repayments? You’ll pay less home loan interest if you move it into whichever fixed or variable account has the higher interest rate at the time. You can, of course, make unlimited extra repayments into your variable account, but you may pay a break cost+ if you prepay over $30k into your fixed account.

Budgeting buffer
You can still get some repayment certainty on a variable rate. By setting up a scheduled repayment or Direct Debit that’s significantly higher than your min repayments, you can create a buffer against rate rises.
Owning your home sooner
You’re free to make unlimited extra repayments on your variable loan, or leave spare funds in a linked offset account, if you have one. Either option reduces your variable home loan interest by the same amount.
Spending temptation?
If you don’t want to be tempted to spend spare funds sitting in your offset account, you can always move some into your Rocket variable loan as extra repayments.
Investors & offset
When you redraw extra repayments from a Rocket Investment home loan, the interest on those funds may no longer be tax deductible. But if you keep those spare funds in a linked offset account, it won’t affect the tax deductibility## of interest charged on your loan. Talk with your accountant for details about your personal tax situation.
Bringing other debts into your home loan
Would you like to wrap other debts into your home loan, on a lower interest rate? You can consolidate debts like a car loan, credit card and personal loan. Just keep in mind, you don’t want to stretch short-term debts over 25 or 30 years – so it’s important to increase your home loan repayments to cover the extra debt over a similar timeframe e.g. 5 years.
Example. Let’s say Dan has a $40k car loan at 8.99% p.a., with 4 years left, a monthly repayment of $1,013 and total variable interest of $8,667. If he borrowed an extra $40k on his home loan at 6.00% p.a., paid out his car loan, and increased his monthly home loan repayments by $957 for 4 years, he’d only pay $5,974 in interest on the $40k. That’d be a $2,693 interest saving.
Choosing your term
If there’s a chance you might sell your home, pay off your loan soon or prepay more than $30k, consider only fixing for a couple of years. That way you won’t need to pay an early prepayment break cost.
Sign into the Westpac App or Online Banking:
- Open the drop-down menu (next to your variable rate loan on your dashboard)
- Select 'Switch to fixed rate loan'
- Choose to fix a portion (split) or the entire loan, and select the number of years. Follow the prompts and submit.
If fixing all of your Westpac variable home loan, you should first consider what you want to do with any redraw funds available in your home loan account, and any funds in a linked offset account.

2Interest only. Conditions apply. It’s important to understand that interest rates for loans with Interest Only repayments are higher. Your repayments will increase at the end of the Interest Only term as the amount you’ve borrowed will need to be paid back in a shorter timeframe. This also means you’ll pay more interest over the life of the loan with an Interest Only repayment term, than if you’d opted to continue paying principal and interest. There’s a maximum of 5 years for Owner Occupied loans and 10 years for Investment loans on Interest Only repayments over the life of the loan. If you’ve had less than this, you may be able to extend the Interest Only repayment term, subject to conditions and a new assessment. You’ll need to start the process well in advance of your expiry date and provide details of your income, expenses and liabilities.
3Interest Only in Advance: Interest must be paid in advance annually for each chosen fixed rate term to receive this rate. If after the first year of a fixed rate term interest is no longer paid in advance the Interest Only in Advance discount will be removed for subsequent years.
Interest Only in Advance interest rates are available on Fixed Rate Investment Property Loans with fixed rate terms of 1, 2, 3, 4 or 5 years.
Interest Only in Advance interest rates and discounts apply to new Fixed Rate Investment Property Loan and loans which have been switched into Interest Only in Advance products.
